These Terms and Conditions apply to users who browse or use our websites mentioned above.

In case of any discrepancy between these Terms and any local translation we may share, the French version shall prevail for the interpretation of this document.

Our platforms allow property owners, agents or authorized third parties (hereinafter "Advertisers"), as well as our own agency, to access and publish real estate listings and upload related content.

Rose Consulting Limited partnership (operating as Palmora Property) acts primarily as an agency and intermediary. While we do our best to verify information, Palmora Property assumes no responsibility or obligation to third parties regarding any type of real estate agreement (including rental or sale), any claim related to the legal or physical status of advertised properties, payments or lack of authorization from the Advertiser (if third party) to rent or sell. In case of problems, the User understands that Palmora Property has no obligation to intervene, except within the scope of its direct mandate.

1.2. Availability and Pricing (Disclaimer Clause)

Property information (price, availability, dimensions, photos) is provided for informational purposes and is subject to change without notice.

Availability: As the real estate market is dynamic, a property displayed as "available" on our site may have been recently sold or rented without the site having been updated yet.

Pricing and Taxes: Unless explicitly stated otherwise, displayed prices do not necessarily include government transfer fees, taxes, sinking funds or CAM fees which are governed by Thai laws and the specific agreement between buyer and seller.

Currencies: Prices may be displayed in foreign currencies for your convenience, but the contractual reference currency in Thailand remains the Thai Baht (THB).

1.3. Additional Services (Alerts and Communications)

To facilitate Users' searches, they can subscribe to our alert service or contact us directly.

As part of the service provided, Palmora Property will facilitate communications. We may contact you by phone or instant messaging via different channels (WhatsApp, Line, etc.) to verify that the phone number provided is correct or to offer you similar properties. You can cancel this messaging service at any time by contacting us at info@palmoraproperty.com.

1.4. Listing Content and Investment

If you wish to report unauthorized or inaccurate content, you can contact us here: info@palmoraproperty.com.

No Financial Advice: Any information relating to return on investment (ROI), potential rental yields or capital appreciation is provided as an estimate based on current market conditions. This information does not constitute guaranteed financial advice. Palmora Property recommends that investors conduct their own due diligence.

1.5. Links to Third-Party Sites

Our websites may contain links to third-party websites, which are not part of Palmora Property. These links are included for reference only and Palmora Property has no control over them. The inclusion of such links should not be considered as a guarantee, validation or recommendation from Palmora Property.

2. INTELLECTUAL PROPERTY RIGHTS

As a User, you understand that Rose Consulting Limited partnership is the owner of the website https://www.palmoraproperty.com and all design, structure, layout, logos, graphic elements, source codes or any other intellectual property rights therein.

Unless expressly authorized by us, you are not authorized to compile, modify, reproduce, license, reverse engineer or exploit in any form all or part of our intellectual property or the content of our websites.

7. APPLICABLE LAW AND JURISDICTION

These terms and conditions as well as any other interaction between the User and Palmora Property are subject to the laws applicable in Thailand.

Any dispute or claim that may arise between Palmora Property and the User will be resolved by the competent courts of Phuket, Thailand, expressly waiving any other applicable jurisdiction.
