Living in Rawai

Beaches and sea access

Rawai's own beach is a working waterfront rather than a swimming beach: shallow and rocky at low tide, lined with long-tail boats and the pier used for day trips to islands such as Koh Racha and Koh Bon. For swimming, most residents drive about 10 minutes to Nai Harn Beach, which has clearer water and a more conventional stretch of sand, or a little further to Kata and Karon.

The Rawai waterfront itself is better known for its seafood market and the adjoining Sea Gypsy (Chao Lay) village, one of the older fishing communities on this part of the island, which gives the area a different character from the resort beaches further north.

Schools and everyday amenities

Rawai is primarily residential, so day-to-day shopping and larger supermarkets are concentrated a short drive away in Chalong and Phuket Town. Families with children in international schools typically make a commute of roughly 20 to 30 minutes, since most of the island's international schools are based further north or around Chalong and Kathu rather than in Rawai itself.

Private clinics and a hospital are within easy reach in nearby Chalong, which is the more built-up neighbor immediately to the north.

Restaurants and local life

The seafood market at Rawai pier is the area's best-known dining draw: stalls sell the day's catch, which nearby restaurants will cook to order, and it remains popular with both residents and visitors. Away from the pier, the pace is slower than in Kata or Patong, with a mix of local Thai restaurants and a smaller number of international cafes serving the expat community.

Nai Harn, a short drive south, adds another cluster of restaurants and a Sunday market, and is often treated as an extension of Rawai's social life.

Getting around

Rawai is roughly an hour from Phuket International Airport by car and about 20 minutes from Phuket Town, depending on traffic. Chalong Pier, a few minutes north, is the main departure point for day trips to the surrounding islands, which is a practical consideration for owners who plan to use their property seasonally rather than live in it full time.

Frequently asked questions about Rawai

What does it cost to buy a villa in Rawai?

As of mid-2026, villas for sale in Rawai start from around 8.5M THB, with a median price closer to 20.8M THB across current listings. Budgets vary widely depending on land size, sea view and distance to Nai Harn, so it is worth comparing several properties in the same sub-area before settling on a price range.

Can foreigners buy freehold property in Rawai?

Roughly 88 percent of villas currently listed for sale in Rawai are marketed as freehold, a higher share than most other Phuket zones. Foreigners cannot own land directly under Thai law, so villa purchases typically combine freehold ownership of the structure with leasehold land. Condominiums can usually be bought outright under the foreign freehold quota.

What can I expect to pay in rent in Rawai?

Rental listings in Rawai as of mid-2026 range from around 22,000 THB a month for smaller condos to a median of roughly 85,000 THB for larger villas, with the top of the range reserved for sea-view homes with a pool. Actual rents depend heavily on furnishing, contract length and proximity to Nai Harn.

Is Rawai a good area for families?

Rawai suits families who want a quieter, more residential setting than Phuket's main tourist beaches, with easy access to Nai Harn and Chalong. It is not itself a hub for international schools, so most families with school-age children factor in a daily commute of 20 to 30 minutes to schools based further north or around Kathu.

How far is Rawai from the airport and Phuket Town?

Rawai is roughly an hour from Phuket International Airport and about 20 minutes from Phuket Town by car, depending on traffic. Chalong, with its pier, clinics and supermarkets, sits a few minutes to the north and functions as Rawai's main service hub for daily errands.
